Hi, Thank you in advanc for anyone offering words of advice.I live in an area with a high water table; the house is 28 yrs old, has a block foundation and with a french drain already installed with two pumpsin pits on each end of the basement. According the previous landlord, the bottom of each concrete block drains into the french drain. I dont actually see water in the basement due to the french drain but I hear a constant stream into the pit and I can see the flaking and moisture on some sections of the block. Before I dig up the side of my house I have been reading about deep penetrating concrete sealers, some say they penetrate four inches snd seal the blocks and block the m about 50 petcent denser so me say 8 inches. Is this a waste of time does anyone have any suggestions or a particular product ? Thank you!!! Welcome to the forums! Unless you completely excavate the walls that are below grade and install weeping tiles in the bottom, THEN clean the block and apply sealant and abrasion protection, then fill with gravel, you may not achieve what you want. I am not familiar with any injection system that is foolproof. Others on the forum may have heard of it, so stay tuned and let's see what they have to say. IMO it's best to stucco the exterior block all the way to the footer. That will fill any voids in the block or mortar. You can then apply a coat of foundation tar which should be a lot cheaper than the penetrating sealers you are looking at ...... but you could use those in place of the tar. You still need a working drain system on the exterior.
